The South Australian Jockey Club (SAJC) is a membership-based, not-for-profit thoroughbred horse racing club that operates as an Unincorporated Entity. It owns and manages Morphettville Racecourse in Adelaide, South Australia.
SAJC has been developing a Concept Master Plan to unlock the value in its Morphettville site to enable significant reinvestment in its facilities for the benefit of members, the racing industry, the community and the State.
The Concept Master Plan envisages redevelopment of up to 10 hectares of re-zoned land for medium-density residential, retail, hospitality and commercial use.
SAJC now invites proponents or consortia (Respondents) to submit an Expression of Interest (EOI) to partner with the club to deliver this redevelopment.
SAJC has a strong desire to work with a development partner for the life of the project; an organisation that will share the vision, manage the build and deliver on the sales and marketing.
The club also encourages Respondents to view the Concept Master Plan as a flexible document to be developed and refined in partnership.

A Concept Master Plan has been developed by the SAJC, which envisages a comprehensive
redevelopment of 10 hectares of re-zoned land along Anzac Highway, bordering the racecourse and fronting Park Street for medium-density residential, retail, hospitality and commercial use.
This is an enabler project designed to maximise the potential of the site and unlock latent value for the SAJC, which will be invested back into the club’s facilities to ensure Morphettville remains at the forefront of South Australian racing and can continue to be enjoyed by future generations.
Once complete, a redeveloped Morphettville will unlock additional revenue streams for the SAJC and support local jobs, ensuring this project provides long-term value for the club, its members and the wider community.

Guided by the Concept Master Plan, a suitable Participant will share the club’s vision for the future of the Morphettville and partner with the SAJC for the life of the project to deliver a unique lifestyle development that maximises the site’s potential.
The Concept Master Plan envisions a two-stage development process incorporating residential, commercial, retail and community spaces.
The higher density stage one would see the construction of 150 modern lifestyle apartments and a 120 room hotel sitting atop a retail podium comprising a tavern, supermarket, speciality retail and hospitality with direct access to the tramline.
Stage two includes approximately 400 low rise apartments, terraces, and townhouses with the two stages linked by a new pedestrian plaza.
The redevelopment would also include the creation of new grand civic entrance to the racecourse and a residential village through the transformation of the heritage grandstand into a café and community hub.
The SAJC is seeking a suitable development partner to work with the club and bring to life this vision for future for the Morphettville precinct.
As a qualified Participant, you will have the proven experience to deliver a high-quality medium and high density mixed-used urban development with appealing public spaces and innovative built form.
While the Concept Master Plan developed by the SAJC envisages specific development outcomes, it should be viewed as flexible and open to further refinement in partnership with the club.
